Popular For Sale
Bangkok's condominium market rewards buyers who know where to look. The luxury condo Bangkok market runs from low-density residences on quiet Sukhumvit sois to branded towers with hotel services high above the business district. Richmont's works across the full range of property options, so you can weigh up genuinely comparable options before deciding.
Ultra-Luxury & Branded Residences in Bangkok
At the very top of the market sit the branded residences Bangkok has attracted over the past decade, where an international hotel operator manages the building and the service that comes with it. Examples include the Ritz-Carlton Residences, Bangkok, occupying the upper floors of the MahaNakhon tower in the heart of the CBD. Across the river, The Residences at Mandarin Oriental sits within the ICONSIAM development on Charoen Nakhon Road.
Buyers searching for a super luxury condo Bangkok address usually start here. What tends to define an ultra luxury condo Bangkok listing is not floor area alone but the things that are difficult to add later: branded management, low unit density, private lift access, and exclusive residents’ facilities.
Penthouses for Sale in Bangkok
Penthouses rarely come to market, which is a part of their appeal. A penthouse for sale in Bangkok rarely stays listed for long, so if you are looking for a penthouse it is advisable to let us know at an early stage of your search, in case we can introduce off-market opportunities.
Best Areas to Buy a Condo in Bangkok
Three districts in Bangkok account for most of the demand, and each suits a different kind of buyer. Luxury condominium buyers in Bangkok are usually located in one of them.
Sathorn
The central business district, home to embassies and banking headquarters, is a natural fit for anyone who wants a short commute. Condominiums in Sathorn include established freehold addresses and neighbouring Silom offers a busier street life a few minutes away.
Sukhumvit
The city's expat heartland and where most international buyers look first. Condominiums in Sukhumvit range from low-density older buildings to newer high rise towers. Thonglor and Ekkamai are known for dining and nightlife, while Phrom Phong draws families for its mega malls, parks and schools.
Chao Phraya Riverside
River-facing condominiums combine skyline views with water and sunset. On the Charoen Nakhon riverside in Khlong San, you will find several branded residences including The Residences at Mandarin Oriental and Banyan Tree Residences Riverside Bangkok. The Charoen Krung riverside runs along the opposite bank.
If you would rather buy off-plan, our new developments section lists what is launching now and what is coming next, and every new condo for sale in Bangkok that adds to that list is worth reviewing early, when the best units and floors are still available.
Can Foreigners Buy a Condo in Bangkok?
Yes, and the condominium market is the most direct route. To buy a condo in Bangkok as a foreigner, you can hold the unit outright on a freehold basis, provided the building's foreign ownership stays within 49% of its total floor area under the Condominium Act B.E. 2522.
Because the foreign quota limit applies across the whole building rather than to individual units, availability differs from one development to the next, and a building that is popular with overseas buyers can reach its ceiling quickly. Check our Buyer's Guide for the full purchase process.

Frequently Asked Questions
Q: What is the minimum price for a luxury condo?
A: Bangkok condominium listings span a wide range of prices. Current inventory runs from around THB 16.9 million for a three-bedroom riverside resale condominium to a THB 50 million condominium with a private pool in Sukhumvit, up to THB 110 million and beyond for new branded residences. Our core focus sits from THB 30 million (US$1 million) upward, where the branded and super-prime stock is concentrated, though there is a worthwhile choice below that. Tell us the budget you have in mind, and we will work within it.
Q: How long does a Bangkok condo purchase take?
A: Taking the stages in order: a reservation agreement and booking fee hold the property while contracts are drawn up, the sale and purchase contract is then signed and a deposit is paid. Once completion funds are remitted, and the FET form is issued, registration takes place at the Land Department. Off-plan works differently, as you reserve and pay a single deposit or in stages and transfer at handover.
Q: What are the ongoing costs of owning a condo in Bangkok?
A: There are three to plan for. Common area maintenance is charged per square metre per month, commonly in the region of THB 40 to 100, with branded and serviced buildings sitting above that range. A one-off sinking fund contribution is collected at transfer, also calculated per square metre, and held by the building's juristic person for major repairs. Annual land and building tax then applies under the Land and Building Tax Act B.E. 2562, at residential rates. Buildings vary considerably, so we will give you the actual figures for any unit you are considering.
Q: Can I buy a Bangkok condo remotely from overseas?
A: Yes, and it is a common route for our overseas clients. The usual sequence is to confirm the unit's quota position, sign the reservation agreement, then send the purchase funds from abroad in foreign currency so the receiving Thai bank can issue the Foreign Exchange Transaction (FET) form. One detail worth planning for: the FET should reflect the buyer's name and the purpose of the transfer.
Q: What is the foreign quota and how do I check it?
A: The foreign quota is the 49% of a building's total floor area that may be held by non-Thai owners under the Condominium Act B.E. 2522. Once a building reaches that limit, further units can only be sold to Thai buyers or sold to foreign buyers on a leasehold basis. The current ratio is confirmed by the condominium juristic person, and it should be checked before you sign a reservation agreement rather than after. We do this as a matter of course on every unit we introduce to foreign clients.
